Specifications

ARCHITECTURE

  • Buildings comprising of reinforced concrete foundations and structural reinforced concrete frames.
  • A combination of 200mm, 150mm and 100mm concrete block walls for external and internal wall structures, rendered to architect specification.
  • Reinforced concrete roof areas including waterproof membrane as per specialist supplier specification. Flat roofed areas to receive double layer torch on waterproofing or similar as per specialist supplier specification.
  • Powder coated aluminium window and sliding-door frames in line with the architects and structural engineer designs and applicable wind loading specification.
  • External walls are finished with one coat plaster and 2 coats of finishing paint to the architect specification.

INTERNAL FINISHES

  • Internal walls are finished with one coat plaster, binding agent and 2 coats of finishing paint to the architect specification.
  • Ceramic A grade floor tiles will be used in all areas of the unit internally as per architect and/or interior designer specification.
  • Grade A ceramic tiles will be used in the bathrooms as per architect and/or interior designer specification.
    Modern designed kitchen units as per architect and/or interior designer and/or specialist supplier design and specification.
  • High quality fittings and fixtures, to be used for all internal built-in furniture as per architect and/or interior designer and/or specialist supplier design and specification.
    Kitchen finish will be high gloss veneer or melamine wood finish as per interior designer and/or specialist supplier design and specification.
  • The bathrooms will be fitted with quality sanitary and tap ware in accordance with the interior designer and/or specialist supplier design and specification.
  • All internal doors will be painted or melamine material including all handles and fittings. All material and products will be as per architect and/or interior designer and/or specialist supplier design and specification.
  • A combination of architectural and design specific lighting will be included in accordance with the architect and/or interior designer and/or specialist supplier specification and layout.
  • Light fittings will be a combination of recessed and surface mounted types, as per architect and/or interior designer and/or specialist supplier design and specification.
  • All power-outlet points/layouts will be in accordance with the electrical engineer and/or interior designer layouts and specifications.
  • Power-outlet point will cater for both British (13 Amp) and French (16 Amp) connections.
  • rovision of conduits for television connection points will be installed in the lounge and will be terminated back to a satellite dish network point, the connection points will cater for Mauritian, French and South African television/satellite networks at the owner’s option. All reticulation will be provided for but satellite television devises/decoders need to be purchased by owners and installation and connection of these devices will need to be undertaken by each owner at the owners direct cost.
  • Wooden and/or tiled skirting’s will be provided for throughout the unit, as per the architect and/or interior designer design and specification.
  • Ceiling finishes will depend on location and will be one or more of the following:
    • Render and paint
    • PVC
    • Gypsum, skimming compound and paint
    • Timber.

EXTERNAL WORKS

  • Professionally designed and constructed landscaped gardens to all private areas.
  • Swimming pools will be complete with appropriately designed filtration systems and finished as per specialist supplier design.
  • Parking arrangements are provided for in accordance with local regulations. Adequate parking provision has been provided for the development.
  • Internal road network and services in accordance with the engineer specifications and standards.

SERVICES & UTILITIES

  • VENTILATION
    • All bedrooms will be air conditioned by means of remote controlled split unit air conditioning units in accordance with the mechanical engineer and/or specialist supplier design specification.
    • All bedrooms and the lounge areas are fitted with the electrical provision for ceiling fans. Ceiling fans will form part of the optional deco pack to be presented at a later stage in the project.
    • All toilets will be equipped with mechanical extraction if natural ventilation by means of openable windows is not possible.
  • ELECTRICAL
    • A standby generator provides power in the event of supply interruptions for essential loads.
    • The Central Electricity Board (CEB) is the sole organization responsible for the transmission, distribution and supply of electricity in Mauritius.
    • The CEB’s primary distribution system operates at voltages of 22kv and 6,6kv while the low voltage supply at the terminals of the end consumer is at 230 Volts 50Hz, single phase and 400 Volts 50 Hz, three phase, with a tolerance of +-6% voltage variation.
  • PLUMBING
    • Hot water is supplied and generated by means of solar heating system or heat pump or electric geyser.
    • Water storage tanks are located in a technical area and/or common areas on the site to cater for temporary water shortages that may occur.
    • Treated potable water supplied from the Central Water Authority (CWA) meets the norms met by the World Health Organisation (WHO) for drinkable water and will be distributed to each unit. The ministry of Health and Quality of Life conducts independent test to ensure CWA’s compliance to the norms met by both WHO and the Ministry of Environment.
    • Waste water disposal system will be designed and constructed on site within the common area. Treated Grey water will then be used for irrigation of common areas
  • SECURITY
    • The estate will be monitored and controlled by a 24-hour security and access control operation as per specialist supplier specification and design, housed in a dedicated guardhouse.
    • CCTV provision for cameras will be installed for surveillance to selected common external areas as per specialist supplier specification and design.
    • Fire-fighting systems will be installed where applicable and in accordance with the mechanical engineer specification which is governed by local regulations.
    • Lighting protection will be provided where applicable and in accordance with the mechanical and/or electrical engineer specification.
  • TELECOMMUNICATIONS
    • All necessary reticulation will be provided for individual unit owners to facilitate telephone and data connections (internet, wi-fi) to individual units at the owners direct cost.
    • Application for telephone and/or ADSL connections to the local network are to be completed by the individual unit owners at the owners direct cost.
